Flashings, ledges and roof tiles at an Officer handover

The roof and external junction items that turn up at practical completion.

Officer 3809 · 14 July 2026

In short: Roof and junction items let water in slowly, which is why they need to be on the handover list.

Open flashings

We have recorded a lower roof flashing left so incomplete that roof framing was visible from the ground.

Ledges at cladding changes

Where two claddings meet, a rendered ledge without a flashing holds water against the wall.

Capping junctions

Pressure flashing at a capping junction that does not suit it is another repeat item.

Tiles

Cracked tiles are often still in place at handover. They are simple to replace now and costly later.
